I purchased this item and it was a 12,000 BTU unit. It hardly cooled off my studio apartment. from Amazon.com Got this for my 20x26 foot bedroom. Window vent fits great in my 3 foot vertical window, just seal it off with some painters tape. from Homedepot.com I bought this system to cool my garage converted to a game room 20'X24'. Easy to setup but did not cool my room. from Homedepot.com My area is 25' x 25' with MOST of it all glass. This unit keeps the temperature at 73 degrees!!! from Homedepot.com
